At Brooke Stone Properties we will place a descriptive advertisement of your property on various real estate websites, each with photographic images of the property.

We at Brooke Stone Properties conduct an unlimited number of private viewings and open homes of your property until the property is leased (subject to access provided to us by any current occupant).

Brooke Stone Properties ensures all property viewings will be carried out by one of our property managers.
We at Brooke Stone Properties will update you on the status of prospective tenants at least once a week.

We Guarantee Leasing your home

At Brooke Stone Properties we guarantee all references provided by prospective tenants will be thoroughly checked by us, Australia Wide, within 24-72 hours of receipt.
Unless you instruct otherwise, all potential tenancy applicants will be referred to you for final approval. Tenancy databases will be checked with your approval.
We at Brooke Stone Properties will lease your property for the rental amount agreed upon and the property will not be leased for a lower amount without your prior approval.
Subject to the tenancy commencement date and the tenant’s availability, we will prepare the tenancy documentation within 2 working days of tenancy approval.


We Guarantee Rent Collection

At Brooke Stone Properties We have a policy of zero tolerance to rent arrears.
Brooke Stone Properties guarantees we will follow up all rent payments in accordance with our fully documented arrears process as per the requirements of the Residential Tenancies Act.
Should your tenant continue to default, we will discuss further options available to you in reference to termination of tenancy.
Your rental monies received by Brooke Stone Properties will be banked into your nominated bank account twice a month.


We Guarantee Owner Payments and Disbursements

At Brooke Stone Properties, we can pay, on your behalf all Shire or Water rates. Your tenants will then be invoiced for water consumption (as per the agreement on your management agreement).
When the amount is recovered from the tenants, Brooke Stone Properties will ensure it is paid to you in your monthly payment.
With your authorisation, other specified accounts eg insurance – replacement of electrical appliances etc – can be paid from your monthly rental to minimise your attention to the property matters


We Guarantee Renewing Agreements

For your security of income, Brooke Stone Properties endeavours to ensure all tenancies remain on Fixed Term Agreements.
Brooke Stone Properties will review expiring tenancy agreements for your property at lease 30 days prior to expiry.
Following discussion with you, Brooke Stone Properties will issue the tenant a renewal of tenancy agreement for a period agreed with you.
You will be advised if the tenants do not want to renew their tenancy agreement. We will then confirm instructions if reletting is required.

We Guarantee Inspections

Brooke Stone Properties will carry out regular quarterly inspections of your property and provide you with a detailed report and photographs.
Any issues found when inspecting the property will be discussed with your tenant and if it is their responsibility to ‘make good’. Rectification will be coordinated by our property manager and followed up appropriately.
At Brooke Stone Properties we ensure a thorough Property Condition Report and Final Bond Inspection will be completed to ensure the property standard is maintained.

We Guarantee Maintenance Requirements

A tradesman will be contracted within 2 working days of receipt of non-urgent repair requests from tenant.
Brooke Stone Properties will not arrange any repairs to your property without your knowledge and approval (unless the repair is defined as “urgent” under the Residential Tenancies Act).
The Brooke Stone Properties team will attend to any “urgent” repair requests as soon as possible.
Brooke Stone Properties  will only use appropriately licensed and insured trades people for any repairs or maintenance work to your property
For your records, we will attach any invoices for maintenance with your monthly rental statement.

We Guarantee Communication with You

The Brooke Stone Properties office hours are 9.00am to 5.00pm, Monday to Friday.
Someone from Brooke Stone Properties will promptly advise you of all matters affecting your property or the tenancy.
We will respond to emails, faxes, phone calls and mail as soon as possible or at the latest within 24 hours of receipt.
All Property Condition Reports will be comprehensively and accurately completed.
Brooke Stone Properties guarantees all personal information will be held in the strictest confidence

We Guarantee Rental Statements

Brooke Stone Properties guarantees your detailed rental statement will be posted or e-mailed to you within 7 workings days of the “end of month” close off-date. Copies of accounts paid on your behalf will be attached together with regular newsletters and updates.
The Brooke Stone Properties team will provide you with an accurate annual Income and Expenditure Statement at the end of the financial year for your taxation purposes.
All monies owing to you will be electronically downloaded (EFT) to your bank or financial institution mid month and at the end of each month.
